ACQUISITION
  • Through constant monitoring of our target markets and leveraging industry relationships, we find properties that match our strict acquisition criteria.

  • Once under contract, we perform due diligence & create a business plan to increase revenue &  operational efficiencies and reducing expenses.

REPOSITION

REPOSITION
  • After closing, our operations and property management teams begin executing the business plan to increase the Net Operating Income and force appreciation. 

  • Value creation strategies are typically completed within 6-18 months of ownership. 

REFINANCE

REFINANCE
  • Once repositioning of the property is completed, and the property is fully occupied and stabilized, we have an appraisal completed and look to capitalize on the newly created value.​

  • This step allows us the opportunity to return a significant portion of the investors' capital back to them when the equity we've created is realized.

CASH FLOW
  • Our property management team continues to oversee day-to-day operations at the property while investors enjoy the benefits of owning a cash-flowing property.

  • Investors receive quarterly distributions along with newsletters with information on the performance of the property and market. 

DISPOSITION

DISPOSITION
  • By monitoring the market and working with our broker relationships, we begin to look for the most advantageous exit of the property that will meet or exceed investor expectations.

  • Potential exit strategies include sale or refinance to return investor capital, or transition property to long-term hold position to maximize cash flow distributions.
